Particular detail was taken with the install necessary for exposed services.

• TBS undertook a validation of existing electrical loads due to concerns with the addition of the new block, which was planned to complete prior to demolition and relocation of students from existing blocks
• Electrical services inclusive of a new main LV supply, new BMS system, new ICT data and fibre system to connect into existing site wide infrastructure, new fire alarm system, lighting and controls, intruder alarm, CCTV and lightning protection system
• Mechanical services inclusive of; LTHW heating system connected to existing boiler plant, domestic water services pipework, fresh air ventilation systems, dust extract system and air conditioning system
• Automatic natural ventilation window system was provided to the first floor
• Managed shutdown and changeover of existing LV supplies to enable a redundant blocks to decamp at planned times

• Complete design of mechanical services, with design commenced 4 weeks prior to works required to commence on site due to previous contractor liquidation
• Purpose, bespoke multi-service chilled beam installation to all floors integrating heating, cooling and lighting services to an existing building overcoming multiple structural obstacles. This required high-intensity management and resolution of engineering problems with the uniquely named manufacturer ‘Frenger’ on a high value manufacturing package, to achieve the timeline and engineering requirements of this project
• Mechanical services inclusive of; chilled water pipework, LPHW heating pipework, domestic water services pipework, ventilation systems, drainage systems, air conditioning systems to every floor, which required high degree of co-ordination to fit with existing building structure
• New Roof-top plantroom installation to existing building with selection of all plants critical to planning conditions for noise pollution
• New basement plantroom installation, including new gas distribution throughout complete building
• Each office area controlled separately within in each office space
